I am placing last and best bid on home built in 1965 with septic tank. Its located in top 5 suburbs of Birmingham. Putting budget together next 24 hours. How much to allow for clean out etc...

Best I can come up with is about $300 for clean out and go to the  county health department to get copy of were the field lines lay. Thanks JP.

I always put a septic contingency in, unless its a newer system that I verified through the county records.

Anything over 30 years old is highly suspect.

We've replaced four so far  this year, last year 7 or 8 ...

Typically the bank will pay for them if they fail during inspection. Only had one last year where bank wouldn't pay. We walked.

Typical off lot aeration system in our area just under 10k. If you have to do leachlines or more elaborate system could easily be up to 15k
