I like Huntsville and anything within 50 miles including Cullman. People in Cullman work in Birmingham and Huntsville (federal money & high tech & auto). Same way with Clanton Alabama. People there work in Montgomery (state money) and Birmingham. Baldwin county across bay from Mobile has been going big last 20 years. Auburn and Tuscaloosa college towns but students scare me. Don't know enough. Florence area is good. Parts of Mobile is good 12th largest seaport in country direct shot to Cuba.

Stay away from any area depending on coal miners. No work for them.

You could do a lot worse than Huntsville Al.

Huntsville will probably be the largest city in the state in next 10 years.

Huntsville, long known as "Rocket City," lately also is saluted as a "Pentagon of the South." That mean lots of government money. Lot of people in and out with good paychecks. I would check it out.

Welcome aboard Terry Edwards. I also am in Birmingham. Looks like I am closing on a house to flip in the Pinson area in 2 weeks and putting numbers and looking at subs. Any interest?

I own and manage a few homes for the last 10 years.

My state requires 48 hour notice. Below is what Kansas allow. Good Luck JP

58-2557.Landlord's right to enter; limitations. (a) The landlord shall have the right to enter the dwelling unit at reasonable hours, after reasonable notice to the tenant, in order to inspect the premises, make necessary or agreed repairs, decorations, alterations or improvements, supply necessary or agreed services, or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workmen or contractors.

(b) The landlord may enter the dwelling unit without consent of the tenant in case of an extreme hazard involving the potential loss of life or severe property damage.

(c) The landlord shall not abuse the right of access or use it to harass the tenant.

If you have cash and able to close under 30 days you may try :

The 35217 is primarily Tarrant City Alabama not with laws that are not landlord friendly.

Post: Subject to Inspection sales contract

Contract offer just came back with only 3 days to "inspect" property instead of the 7 Days as requested. On top of that no electricity or water is on. We have our price and close within 30 days but my inspector can not do his job without utilities being on. I went back with 4 days after utilities are turned on.  Any thoughts . Thanks JP

I am sorry. Number 9, stoves and cooktops. Been there, done that with the stoves and cooktops, refrigerator and dishwasher. I have been know to dispose of a dishwasher in a home so I would not have to fix it. Several used appliance places in the Birmingham area. My granddaughter (RN) just got her first apartment and I directed her to Lewie's in Pelham and North Birmingham. She paid $300 for a W&D used delivered. We all have to start somewhere. Thanks JP
