Landlord Checking In On Tenant
Is there a rule of thumb as a landlord about checking up or inspecting the rental? I visually check the outside once a week only because I pass it on my way through town. Any advice would be greatly appreciated.

You can inspect it as much as you want as long as you obey the local laws pertaining to notice and number of reschedules allowed. I change the air filter every time I pick up the checks. The houses are always clean because I'm coming and my HVAC doesn't go 11 months with out a filter change.
