Best B-Class cities with 1% rule and $150K or less price point?

Looking to invest in buy and hold in b-class neighborhoods. Thinking 1% rule will get me to a break even at worst entry and pay off long term with appreciation/rent increases over time. Where are you buying in this class for $150k or less? Currently looking at suburbs outside of Indianapolis and Denver. Anyone got any other areas they wouldn't mind sharing?

I think Indy is a good start.. KC  another ..  if you go to a place like Jackson MS or Birmingham  150k can put you into some pretty nice areas.. along with areas of PA.. and even the Carolinas  although SC has some pretty high tax rates for rentals so do check on that..  same with Texas pretty high tax rates.
