I also have a 7bedroom home next to Disney in championsgate Florida. You can get a lot of bang for your buck there but there is a lot more competition the key there is to theme it really cool to attract the most bookings.

I own a condo in Pcb that I do well on self managing. As far as cost the emerald cost is going to be even more expensive and “inflated” then the smokies but you still may be able to find deals out there that work.

What is your occupancy % like? It does not seem like there are many future bookings is it more last minute with the rvs? Do you end up needing to answer a lot of questions on how to work it? What about people who never have driven something so big getting behind the wheel? Any issues with that?

Kaba orecode 660 should do what you need it to do. It has millions of Pre programed codes built into it and when you want a code for a date range the computer tells you what code that would be. And does not need any WiFi or any other connection.

If you have the space make it a cool themed game room or Theater room. I think that will give you way better roi then gym plus with heavy weights and machine opens you up to more liability risk in my opinion.

i have thought about this as well. With sites like rvshare and outdoorsy. I have browsed a bit but in my area none of them seemed booked up far in advanced. Depending on area it might do great though. Would think it would be a little more involved as you would need to show most people how to work it and I worry about the liability part. People driving these big houses on wheels. 😳. But with the cost of an rv which are not that much I could see some serious cash flow if they actually rented out well.

Not sure if this could work but what if you set the dates as available but charged like 10k per night so no one would ever book those dates in the off season. Would that be a way to trick the system to help with the SEO without actually blocking the dates?

From your post the other day I don’t think a bathroom is going to change anything. I would spend that money for a Hottub before adding an extra bathroom. I totally would want a Hottub if I was going on a trip to Alaska. I probably would use that as a filter and your place would never show up for me. The home looks like a great house but is kinda bland in the photos and does not have any theme to it. The house could be anywhere USA if you did not look at the outside photos. Your in Alaska it needs to have more of a lodge type feel in my opinion. I would spend the 8k on a Hottub and retheming, and decorating and new inside paint. I think you should get a photographer and have him reshoot the entire place and make sure you have your 50 photos on VRBO. Your listing only has 21 and 6 of those are outside activity’s, it’s really hard to get a flow of the place. You also need look into your pricing. You should look at beyond pricing and see what they recommend for a pricing strategy. It’s free to try for first month. It looks like you also have a good amount of reviews have you reached out to past guest to see about rebooking? (Summer bookings are filling up fast secure your dates now!) Your location seems like a spot that would get a lot of repeat guest. I would do all of that before adding a bathroom.
