What do you guys like to do with your rentals? Damage waiver or security deposit or any other suggestions? I have never had an issue before but do like to make sure I am protected.

When I purchased my vacation rental property I called VRBO up and said I was buying this property and would like to transfer the listing to my name. They recreated the exact listing with the reviews and pictures and then the day we closed the previous owner deactivated his account and canceled all of the future booking and I rerequested all the those bookings under my account. Now that was a bit of a hassle for the guest as they had to wait for their refund to get issues for a few day. They should really make the process easier as vacation rentals exchange hands often. You would think they would have a solution for this on thier platform. That’s crazy he wants to charge in addition the future booking should just convey with the property unless it’s being managed by a full service property manager vs self managed.

Yes I purchased a home in ChampionsGate.

I looked at them on paper when I was looking in Orlando and they seem like they should do good with the close proximity to Disney's but looking at the booking reservations on Vrbo/Airbnb they all seemed like they had empty calendars so I didn't look much further. I think when people book a home next to Disney they want a pool so I ended up getting a 7bedroom SFH with a pool.

Condotel is a condo that you own and can live in but also has a front desk and or more then a certain percentage is rented out as short term rentals. I own a condo in Panama City beach that is considered a condotel most of them are all considered that are on the beach In a tourist area. I could live there full time or rent it as a short term rental. Condotel would not typically be a warrantable mortgage and would be at a higher rates typically then a standard mortgage. Typically the terms will be 5/5 arm mortgages on them vs 30yr fixed on a warrantable mortgage.

This house is about a mile from my house in Berkeley lake. I thought Duluth would be to far from the action to be a strong STVR. Does this rent out well for you as a STVR. I have a condo on in Panama City beach and looking at a cabin in the Gatlinburg area for Vacation rentals. Never thought this area would be any good.
