Yes everyone is hoping for the ban to be lifted. Demand is so high right now at the beach! You can rent for 31 days and longer only I would try to find a owner that would be willing to do that. But with June right around the corner and hopefully the ban about to be lifted I don’t see anyone doing a cheap deal for a long term stay. I only have a couple weeks left to book for summer at rates in between 350-600 a night I Keep raising my rates for my condo in PCB. My calendar was totally full for April and May as well but I have to keep canceling people stay. I think with the window that people will be able to go being smaller and with less people flying to vacation destinations there will be extra demand to go to the drivable vacation spots this year. The gov just needs to open up Florida and stop messing with people’s business!

Are you looking for a home our a condo? There will be pros and cons to both. Condos are easier to rent and will rent more year round and less maintenance vs a larger home will have a shorter rent window for larger families but can bring in a higher nightly rate but more things to worry about with maintenance and insurance . Mortgages will be different for a condo tell which most of these large condos on the beach are vs a conventional mortgage. I wouldn’t plan on using anytime in May, June, July, or August. And if you are speaking about those 2-3 day trips don’t plan on doing them over the weekend if you want to maximize maybe a Monday to Thursday etc or just plan on only going last minute when it’s not booked. Which if you are doing it right should be not very often. I own a condo in PCB totally doable to self manage remotely as I live in atlanta 6 hours away and do it with this as well as a home in Orlando. I am not as familiar with the gulf shores market as the PCB/Destin area but I bet you could make it work with it paying for itself if you are willing to only go at slow, low rates times frames. I spoke to a couple in my building that lives in their unit from oct to March and rents it out over the summer to cover its entire cost for the year.

I have a condo in pcb and I thought the same thing it was crickets for the past month and last week when the started talking about opening the beach back up my calendar for May and going into the summer have blown up. I think people want to go to the beach so bad after being stuck in their homes for so long.

I thought Airbnb was letting host cancel with 0 penalty for covid19 reasons, I know Vrbo did.

That does not look like a good STR market if those are what the numbers look like. What's the avg nighly rate vs amount of days booked? I would think bend would have a short season? I would look in other markets if you want to make the numbers work better probably somewhere in the southeast USA area with a longer season and much better price point.

I also own a home in the Davenport I am in championsgate. We are here now and I have seen a few people check in but everyone in neighborhood has been reporting them. The ones I have seen come and go seem to be using the house as a party house. I think with the really low rates people are charging to get someone in there is just attracting the wrong crowd. A week ago someone illegally rented a house in the area and they had a party and someone got shot and killed. If they are over 31 days you are ok so maybe extending there dates could work. Not sure how you even let them check in with the executive order situation.

That’s interesting as my house is 95% Vrbo and almost nothing Airbnb. But my condo in PCB is 75% Airbnb and 25% Vrbo

I own a 7bedroom in championsgate. I’m actually here now figured if I needed to shelter in place and lost all my bookings since Disney got shut down might as well enjoy the weather and have a pool. You need to self manage I do from out of state. If you PM me I can give you a few contacts.

Vrbo will let you transfer reviews. Airbnb will not.

Just tell them to contact you before you give them check in info they can’t get there or In without that
