In this market there are many vacation home neighborhoods such as, windor hills, Championsgate, Storey lake, Windsor at Westside, Solterra etc that were built to be vacation home neighborhoods and zoned accordingly some you can only own as a vacation home not even a primary home. I would only look at one of these vacation zoned neighborhoods as they have all the amenities and infrastructure to STR.

Tampa, Clearwater, st Pete are great areas! I leave near them but they all have tough regulations on STR that make it a challenge. If your looking for coastal I would say between Destin and Panama City beach area. I own a condo in PCB but overall think near Disney world is the most successful year round market I also on a large 7bedroom home there.

How are you going to rent a time share on Airbnb when you most likely only have 1 or two weeks a year to rent.

There are Forign National programs that make it possible. Also with condos in the Disney area some can add to the challenge if they are condotels.

I own a 7br in Championsgate that does really well but Windsor hills is a great community and had many clients buy in there that are happy there as well. You will most likely need to update the home a lot more there since they were all mid 2000 builds vs Championsgate and the other new builds like Windsor at Westside etc will be a bit more turnkey with you just needing to invest in the theming.

I would love to buy a place in park city and would in a minute if the math worked but I looked at the numbers and the cost to buy 500-600K and that only probably gets you 1br vs the rent seemed terrible like 30-40k gross a year. Makes more sense for me to just get another one in Florida or the smokies.

Orlando does great buts it’s all about how cool and themed up the home is. I have a 7br in champions gate that grossed 75k so far this year and still have 5 months left to rent. The issue that you see with homes in Orlando is most of them are owned from Forign investors with very little involvement. If the home is managed well like any other market it will do well. As far as zoning you would want to get one specifically in a vacation home neighborhood mostly those will be in Osceola county. Windsor hills, Championsgate, Windsor at Westside, Storey lake etc to name a few.

The market can be competitive but it’s all about theming up the home. If you theme it up good you should do well. I own a few vacation rentals one of them being a 7br in Championsgate. As far as property managers most people are going to recommend self managing and handle your own bookings with local boots on the ground for cleaning on maintenance.
