I think if your STR is in a drivable vacation town you will be ok maybe even see a bump in activity as people are going to still want to vacation. I actually just had someone check out today and say he canceled his trip to Japan in a couple of months and instead is going to rent my unit again for that trip instead. People are now starting to plan their summer plans as I have seen a big uptick in bookings this past week.

What area are you looking at in Florida. I own two STR in Florida, one in next to Disney and the other in PCB. Vacasa not only charge a commission they also charge guest facing fees that you do not get a cut of that really makes it more like 40-45% commission that you are paying as guest are only looking at total cost and any charge fees that are adding to the total cost are taking away from your rent and your pocket. Self managing can be done for sure. I am out of state and manage from my phone.

I use beyond pricing my 7bedroom house I need to mess with a lot more since it books out farther in advance with less last minute bookings. My condo in PCB does great on it don’t have to tweak it as much. I like that I don’t have to think about all the little dates with events that I would never think about plus how it changes pricing based on how last minute the booking is. It also fills in gaps as I have a 3 day min but if I have a few orphan days it will let someone book those days which is nice.

Trash can depend on neighborhood most of these resort home community’s have valet trash service so I have a bench up front but it’s a trash can that guest put the trash in and they automatically remove it.

As far as consumables I only provide starter set of tp soap etc. after that they are own their own to buy supplies I specifically mention that in the check in info. These are vacation home rentals not hotels most guest understand that.

I provide a local contact that is my My contact in the event something is needed with home. I can help provide you with some names in the area.

Congrats on getting a new lifestyle asset. I own a home next to Disney in championsgate would be happy to chat and give you a few contacts names and pointers on how I manage my vacation home remotely. It can be done remotely for sure. Make sure you are looking Specifically in area that is zoned for STR these will mostly be in Osceola county in resort community's. Feel free to pm me and I will give you my number. Also there are a lot of competition for these homes on the rental sites so be prepared to put some money into it to theme it up to appeal to the families that rent these.

My condo is Panama City beach is a condo-tell. Most of the Condo buildings along the emerald cost are. With my building and most others in the area I can choose my own property manager or self manage If I choose which I do. Some hoa may require you to use a specific property manager though. They are harder to get a loan on since they are considered more commercial then they are residential. Some people shy away from them for that reason but the good thing about them is they are zoned for vacation rentals so they should always rent out well. Just have to make sure the math works. I wouldn’t buy one that required you work with a specific PM or not allow you to self manage.

The property needs to be zoned for short term rentals and most of those are going to be is Osceola county.

If WiFi is not good look at a kabalock orecode 660 does not need internet connection to create codes for dates of guest stays.

28% is high. They also charge guest facing fees that get charged to guest that you do not get any part of so that really makes it more like 40-45% worth of fees. They say these are only charged to guest and they do not take off rent but in reality guest are looking at total cost to book not what the rate for the day is. I actually had my condo in Panama City beach managed by vacasa for a year after I purchased it. I was worried that I couldn’t do it myself but it is so easy to self manage. I actually have 2 vacation rentals out of state that I self manage remotely. Find a good cleaner and handyman. Download the Airbnb app and Vrbo app and answer a few questions here and there. Download TurnoverBnB app and get your cleaners set up on it and you do not even need to coordinate times they need to clean. Maybe takes 20 - 30minutes a week of work. if I really measured the time. Don’t be afraid to try to do it yourself. So many people with vacation rentals seem to think it can not be done as I thought originally as well.

I have a house in Orlando with a pool and Hottub I charge 30 extra per night for pool and Hottub heat. That’s a pretty normal charge for those type of houses and that area.
