In Podio, I'm seeing that CRM and Marketing are two sets of apps. Has anyone found a combined app? I'm looking to track a lead from capture through to the sales cycle and automate marketing activity (emails, phone call reminders, etc.) What are your best picks?

@Shaun Reilly  Thank you for the Clarity. That is what I thought. So you know I have been clawing and digging past couple weeks with some pretty heavy direct mail campaigns. One in our old home town. That should start breaking lose.

My daughter lives in Salt lake city, she is 8. I fly out from Boston to see her. For the record I am in classes to get my license. I have my business beginning to unfold. I am a little confused now by above comments because I direct mail. So what I am hearing but do not believe to be true but if a lead comes in through my own marketing I cannot collect a wholesale fee if I am agent? I thought I just had to let them know I was an agent. I would technically be assigning the contract or buying it. I thought I could still collect wholesale fee.

Has anyone bought a divorce list from yellowletters.com? wondering if anyone had any direct results from a divorce list from yellowletters.com. Where could I obtain one locally if I am already at the courthouse 3x a week. 

Pros and Cons of becoming RE agent a wholesaler? What are your thoughts if you want to pursue RE full time?

@Rick H.  Valid point. That is the question right there. What would I say to my aunt. Simple. I do understand finding my own voice and making my mistakes. I have sold some of my properties and closed my yoga studio. To pursue this full time. I still have my rentals but this is what I focus on. Good point on the sales training.

@Rick H.  I would like to hear what you would do once inside. I went to one the other day. It went pretty good. But it was not from a cold call it was from a mailing. Would love to hear what you would do. I was going to message you next if no one responded. 

Side question Would you mail or call the lawyer of the estate.? If the executor lives out of state in NH they must have a resident agent usually a lawyer. I usually have the executors info and the resident agents (lawyer)info also?

What is your script to cold calling probate leads. For some reason I am having a mental block to cold calling probate leads. I have mailings out. But want to step it up.
