@Brent Dirks I've only seen a moat around a castle. You could stock fish in it and now you've got a fish pond. Or buy it and sell it as water front property at a premium. Just kidding.

In all seriousness, however, even if the inspector says it's common, it will lead to problems down the road. I would either want the problem resolved (gutters and ground sloping away from house) or concessions to pay for said remedy, or I wouldn't close.

First, when door knocking pre foreclosures, what is your approach?

1. I want to buy a house and I like your neighborhood. Do you know anyone selling in the neighborhood?

2. I help people to fight foreclosure. Do you know your options?

3. Something even better?

Second, how do you get a person to come to the door when they just talk through their ring doorbell? Then they (in denial) tell me they are not interested in selling.

Third, what do you say on your leave behind note?

Fourth, what's your success rate? How many doors lead to a lead, how many leads lead to a deal?

Bill Brandt, I'm looking to find a rent-to-own tenant for each house.  If they eventually close on the house, fine.  If they don't, also fine.  I don't think I will totally jack up the interest rate.  I really do want to help people get into homes they can afford.

@Walter Wintermute while this is by no means advice, I would think that if you have an interest bearing debt and an interest earning account with the debt interest higher than the earning interest, you would likely be better off paying off the debt. Generally.

@Angeli Ligad  I got a tip on a YT video on a good source for leads.  I'm still working through the list.  If you are interested, maybe we can talk about some wholesale deals.  DM me and tell me what you'll be looking for.  I'm looking at mostly turnkey rent-to-own properties, I don't want anything needing major rehab and I'm not looking to low ball sell to a rehabber because they won't need much if any rehab.  However, I do plan to wholesale some of these to other investors who can then rent-to-own to a tenant....win win.  I'm currently looking at leads all across Pennsylvania. Do you have a favorite area?  DM me if you think we can work something out.  I'm always looking to help other investors, but it's extra nice if it helps me, too.

I am expecting to soon have a handful of properties (mostly SFR) to sell on seller financing. What are the best ways to find tenant buyers?

Some ideas I have (feel free to comment on these):
Auction the down payment on ebay, with the terms already set and advertised
List on Craig's List
Share on facebook, instagram, linkedin as a post and in groups
Having seller place a For Sale Sign in the yard
List on my website

Is there somewhere on Bigger Pockets I can share deals?  Any other ideas?

I am looking for a lease for a SFH whereby the tenant is responsible for tenant activities (such as you clog a toilet or break a door or window, you fix it or you pay to fix it), but I am responsible for landlord stuff (broken water heater, etc.). If you have an "iron clad" lease that you wish to share, I would really appreciate it. Thank you.

I am closing on two properties soon and they do not have leases in place.

I apologize, I searched the forums and was unable to find a copy of a lease.  Maybe my search skills are not great or maybe the term lease appears just too often.
