I'm learning about notes from Scott Carson.  He suggested getting on facebook as a major means of marketing.  I am new to social media and not too savey in this realm.  Saturday, I opened a Facebook account and started to make friend connections.  Saturday night, I was locked out and was told facebook needs to verify my identity and they requested a picture to be uploaded.  I uploaded the picture and keep checking back.  Four days later, I still have not been verified. 

Can anyone tell me how long it takes? This monstrosity has no way that I can find to contact it to find out if there is anything I can do to expedite this or to even find out if my account fell into a black hole. 

Can anyone or there help out this neophyte so I can get my Facebook marketing under way?  Thank you in advance.

Gary, did you get guidance on what things you account for? 

I just signed up to train with Scott Carson and am still learning what I can before training starts next month.  While I see the value in creating the spreadsheet myself and going through the exercise and creating my formulas, what are the things I need to have in my calculator?  I'm guessing: 

Purchase price

Remaining term

UPB

Original value

Property value

Attorney fees (how do i know more many hours or how much money to budget for?)

Realtor fees

Servicing

Any set up or transfer fees 

What else? 

I'm looking to buy and rehab some notes whereby I may sell some and keep most others for cash flow.  These will likely be firsts, residential NPLs.  Eventually, I want to learn it all, performing, non, firsts, seconds, residential, commercial, and more.  I want at least  $100k/year before I can quit my job, which is my ultimate goal.

What about for a multi? Joe C, I have a duplex in Allentown, PA, and I currently pay the water bill. My property manager said I could try to charge them each half of the bill, but he wasn't sure it was legal to do so. I didn't want legal trouble, so it just reduces my NOI. Can I bill each tenant half the water?

Greetings from the Lehigh Valley (Allentown, Bethlehem, Easton) of Pennsylvania!  I've already learned a lot from the old podcasts and from some discussions on the forums.

I've been investing with my SD IRA (CamaPlan is a great custodian, I have no financial interest) since 2012, in my business since 2014. I've done hard money lending (good experiences with Carolina Hard Money, no conflict of interest), I've done some rehab-resell deals, invested in a tax lien fund, own multifamily in the Lehigh Valley. I have an investor who wants me to buy a larger MF, but I cannot find one in my area. Currently looking throughout CO, SC, GA, NC. I'm looking to leverage his money along with bank financing to get into a bigger deal.

I have made mistakes and learned a lot.  A hard learned lesson is a well learned lesson.

What I think will be my focus going forward is notes....firsts, seconds, performing, non-performing.  I just signed up for a free online course through NoteSchool.com....does anyone have any feedback on them or on Scott Carson?  I'm looking for good training and I may also want to get a mentor for the first few deals.

I look forward to helping anyone who wants my help and also learning more about notes.

For those who are on the fence with investing, the best time to plant a tree is 20 years ago.  The second best time is now.

I've found mixed online reviews for Scott.  (I know I could probably find negative reviews of Mother Theresa, but I digress) Would you recommend his training?  Did you find it beneficial?  Did you find it was worth the price?  Does he have a mentorship program?
