@Derek Sampson, there are so many avenues in RE where you can invest.  You need to ask yourself a number of questions:

Do you want to be an active or a passive investor?

Do you want to own actual property for rentals?

Do you want to rehab properties?

Do you want to fund rehabs others are doing?

Have you looked at investing in notes?

Go to Meet Up dot com and find a local investment group and attend a meeting.  Learn about what others do and if something catches your interest, ask questions.  I would only find one area and focus on that until successful before diversifying (i.e. I wouldn't do both rentals and rehabs while also investing in notes).  I wish you success.

@Quintin Gulley Jr, like @Matt Faircloth, I also use CamaPlan and like working with them.  A good organization.  There are others as well.

Have you considered investing in small multis? Buy a quad, live in one, rent out the other three? This only works if you invest in your back yeard, however. If all the units are rentals, and it is not a SFR, then maybe you could get funding. Personally, I would not invest in SFRs for a host of reasons, only multis.

There is a lot of free information available through youtube and elsewhere.  I trained under Scott Carson and found him to be very knowledgable and helpful.  He also has free videos and podcasts.

Hi, Kevin and welcome.  I have long said that if I had a financial calamity (jobless, bankrupt, etc.) and needed to start over, I would buy a triplex or a quad.  Live in one, rent out the rest.  My tenants would pay for a place for me to live and put a little cash in my pocket.  I would then leverage this again and again.  If it is your primary residence, there may be programs available where you could get in with only a few percent down.

As Dan Barli stated, your goals certainly come into play.

@Brian Eastman is exactly right.  What you could do is find a fellow investor and you fund their business and they fund yours.  Both IRAs benefit, both businesses benefit.  While offspring and ancestors are prohibited persons whereby you cannot transact with them, a sibling is not.

I agree with Jeff Ledyard....go with a bank near the property.  Good choice to not invest in NJ....not landlord friendly I hear.
