@Brett D. - what about OOS options with a light/handyman rehab? I've done this in markets like Huntsville where I'm only spending $5-10k to get it rent ready and they cash flow pretty well. Yes I use a PM, but that removes most of the headaches for me.

I have purchased a couple SFR's in Huntsville. Carol is right, there are very few multi's in that area, so you have to move very quickly!

Nashville and Huntsville and both booming. I invest in both, with Huntsville being a lower price point to jump into. Excellent public schools in Madison, AL if you're looking for that benefit.
