@Arshiya Taami yes there are still deals on the MLS, but you need to work with someone who knows what they are doing or go directly to the listing agent.

When you buy off the MLS the debt is usually paid off in escrow. If you are able to deal directly with the seller, they may offer seller financing or let you take their loan subject to.

@Lisa H. there are a lot of questions that you need to evaluate before you can make an informed decision.

1.  Inherited?  Are the property taxes going to be adjusted to current value or not?  What is the basis of the property?  It should be zero?

2.  Do you like managing properties?  Maybe learn how to manage it yourself and save money.  It's not that difficult.

3.  How old are you?  If you are under 40, I would keep it for the rest of your life.  If you are 50+ you might think of selling and saving the money for early retirement?

4.  If you have a zero gain/basis and are thinking about selling it, then sell it.  Do not exchange it, since you would not need to and there are many moving parts to an exchange.

5.  Check with a knowledgeable CPA about your tax exposure.

@Andy Wilson honestly this is sad, but normal with inexperienced agents.  If you have a signed agreement with her then yes, a conversation is appropriate.  If not, then I would also suggest a conversation if you still wanted to work with her.  If not, then find someone better suited to your needs.  

OC is a very competitive market so you need to work with an experienced agent/investor.  Here are some simple questions to ask of the agents:

1.  Do you own your own home?

2.  Do you have any investment properties?

3.  Are you an investor as well?

4.  How much experience do you have?

You are totally correct to expect more in the largest purchase you will make in your lifetime.  They should be sending you deals that they have already vetted and not just from a drip email system.
