@Dallas Morioka what specific help are you looking for?  This will all depend on how good of negotiator you are.  At $1M let's say you can do zero down to 20% or more down.  How much will be the interest rate, and terms of the loan.  Length of loan, 5 years to 30 years?  Your rehab is going to be about $150K. It's really not a difficult deal to put together.

@Mitch M.  At the end of the day I would check with your attorney, but I ran this interesting question by my Title Rep @First American.  He said that you can still sell the home, and this would not hold you back in doing so.  He suggested calling them to negotiate something, to your satisfaction, as you previously stated, including removing the panels.  In the meantime, enjoy the free energy they provide?

@Helene Zernik STOP!  You are entering a dangerous area.  You might be able to do this yourself, but why?  I would suggest calling a title company rep and running this by him.  What happens if you don't get title insurance is not an issue now, but on the sale of that property later.  What if someone else passes away and now you needed their signatures?  Can you say Probate.  Pay a little now to do it right and save thousands later...
