@Steve Brown there are many non-traditional finance options out there. Seller financing, Subject to, Assumption of VA & FHA loans, you just need to look around and target one of these.

@Michael Buck in California we use escrow companies to close these types of deals.  Title will insure that the property is being sold by the correct person.  Title companies also have escrow companies associated with them.  I use First American Title which should be able to help you out.

@Diana Reyes all parties in California have to agree on the sale and sign on the dotted line.  It's a divorce and if they are fighting, good luck.  If you have it at a good price, a private loan or partners is the easy part.

@Anthony C.  I hear you.  This was NOT uncommon back in the 2008 crash.  My only suggestion is to work with the other homeowners to resolve these issues.  Yes, it will take some time and money, but what is your choice.  Once the community issues are settled and paid for then you should be able to sell your investment.  I see that you are not losing any money each month, until you have to pay for the repairs, so that is a good thing.  There are investors out there that will purchase your investment, but it will not look pretty.
