@Timothy Albright yes it would go into foreclosure.  You can always try and negotiate a "deed in lieu" of foreclosure.

@William Kim I would reach out to Anderson Business Partners or watch their youtube videos. You can use a Land Trust to hold properties in California without paying the $800 fee or check into a Wyoming type LLC that does the same thing.

@Ron S. would you be able to point out any verified and documented incidents of the bank calling a loan due to "subject to" financing lately.  I hear this all the time but have never seen it in the over 40 years that I have been in business.

@Pras Ninchu sure you can, but it's a little late now if they are living there.  Due diligence is done before they move in.  If it's a fake ID then you will not get much info back.

@Robert Medina they best way to find the right agent is to interview them and ask specific questions.

1.  How long have you been licensed?  (Experience matters.)

2.  Do you own your own home?  They are licensed, but if they don't own a home how are they going to give you real world advise?

3.  Do you own investment properties?  (See above.)

4.  Are you able to send me some good deals?  (If they place you on a drip emails system, unsubscribe and find someone else.)  A good agent will evaluate the deal for you and prove that it makes sense.  They should go so far as to visit the property and tell you what issues they see.

At a minimum an agent should do all the above.
