@Cam Schumacher - Thanks for the reply Cam. Tiny houses are still booming. There's a lot of movement on the code front and more jurisdictions are coming privy to needing changes in zoning. I've been trying to stay in the 20 - 25% rance for ROI but more than that starts removing the affordability and desirability aspects of the development. (This will NOT be another "trailer park"!!!!)

Once I can get a few of these things open and lived in, cash flow will become easier, it's getting that first one up and running. 

Towing is a thing, and it's actually funny... I drive a little Prius C and people ask me all the time how I'm going to move my GIANT tiny house. I always say I'll just stick the gooseneck in the sunroof and hold on tight!

Hey all!

I'm curious to know where I could find an investor(s) who work with riskier (more risky?) type investments. 

I'm attempting to develop a template tiny house village/community that would solve the primary issue with tiny houses for any city or county across the nation. With a few tweaks for local codes and culture.

The issue is, it's been a movement for the last 10 years and most jurisdictions aren't sure how to handle them. I have a county willing to work with my conceptual design. The design was completed by myself and a local engineering firm. I've identified the perfect property and even have 31 people (not including myself) willing to be founding residents in the Denver community.

Because this is a new industry trying to solidify itself and tiny houses have been on the fringes since their inception traditional banks aren't willing to lend toward it. VC's want 10x their money back, which defeats the purpose of keeping living costs low. 

So, I'm at a loss right now.

Hey all! I'm still out  here working to get tiny house developments on the map. Just wanted to poke  out there in the real estate world on good avenues to find mindful investors who are looking at more than just the bottom line, but have the potential to develop an annual revenue of $125M based on current market availability. (Not including new interest as the housing market yet flounders).

Hi @Jerry Padilla. I'm actually trying to launch a village in the Denver area. I've been involved in the tiny house movement for a little over a year now. I'm building my own tiny. I have a county willing to work with my concept, engineering firm hired and aggressively seeking outside capital. I believe I have a concept that can become a $30M annual revenue company across the nation. Tiny houses aren't for everyone, sure. There's certainly a need for more and alternative housing options and people by the 10's of thousands are looking toward tiny houses right now.

This is my concept: Life Size: Tiny Communities Concept

The big issue is that revenue won't start until the community is built and people are actually living there. I have 30 people who've raised their  hand expressing intrest in being a founding resident, who already own their tiny house or in process of having it built and are willing to pay $750 (which is CHEAP in Denver) to park their house in a place like this.

What are your thoughts?

I'm building my own tiny house. The jurisdiction I'll be working in has no minimum square footage requirements. I've even identified the perfect 18-acre parcel. It's currently off-market and my contact in Zoning/Planning said that the county shut down other types of developments there because they wanted to see a little more density. A tiny house village would be perfect! 

Still, have to nail down the money. I also get what you're saying that people talk a lot, but few of them act. I'm a man of action and get Sh*t done!

I've personally invested the time and money to get a county on board with my concept, hired the engineering firm and developed that concept. 

Unfortunately, I do not have experience in such a thing, but do carry the passion to help make this a free market solution to the housing issues across the nation as well as hold the vision on how to put this all together.

Hey everyone! 

I'm looking for suggestions on where to obtain funding for tiny house village projects. I'll be starting in the Denver area. I already have a county on board, engineering firm hired with conceptual design completed and I've even identified the parcel. All I need now is the money.

It always comes down to the money! 

My projections put the company at potentially $30M annually based on average of 10 villages per state at 30 tiny houses per village.

Thoughts, suggestions?

I already have the agent on it and already preapproved on the mortgage. MLS listings are only ones that are CURRENTLY listed and active.

People on this website might already have something about to go on the market and I was looking to see if there's anything coming available from these fine folk.
