@Michael Payne I have been working on this for nearly 2 years now and Google "Tiny house community Denver" often! There's a lot of hits on the Beloved Village, which is specifically geared toward the homeless and underserved population. I've already been in contact with the office of city council and the zoning changes they're making are also for those populations. Not the rest of us who just want to live tiny. I am very well aware of the challenges and that is my whole intention; to accept the challenge and provide solutions.

I'm not looking at building directly in Denver proper, and I already have a county willing to work with my concept. I've nailed down my seed investor and am forging partnerships for additional funding for now and in the future. What I need is land and more specifically, I need the lady that owns my "dream parcel" to answer our attempts to get in contact with her. LOL!

So, please dont assume that I've not done my homework on this. I'm on BP because I'm seeking out connections in the real estate world, as I am still new at this. I'm not on here because I dont know the challenges that come with tiny houses.

Good morning everyone and happy Tuesday!

I'm curious to know if there's any experienced real estate folk out there who could be interested in partnering up with me in the Denver area to help establish Denver's FIRST tiny house community. I have a county that's already willing to work with me, engineering firm is hired and we have a conceptual design, and the first investor on board with $250k in the bank. I've identified the ideal parcel, but we're having trouble connecting with the current owner.

The demand and need is great for tiny houses and every day cities/counties across the nation are starting to realize things have to change. Now is the time to strike while the iron is hot in order to be in on the ground floor.

Thoughts?

Good morning BP! Happy Monday!!

I was wondering if anyone has had experience using REITs as a method to develop real estate.

I've been working on a project for tiny houses and have the opportunity to partner with a recently launched REIT. They have to hit a target dollar amount before they can lend but it certainly seems promising for the longer sustainability moving forward.

Thoughts?

@Ola Dantis: I get it. But the thing that bugs me the most, if she isn't interested in selling, just say so and we'll stop trying to contact her. The whole avoidance thing is just dumb! The hardest thing for an impatient man to do is... WAIT!

The other thing that blows my mind is that this parcel and MANY others she owns all have back taxes owed on them. The one I want already has a lien on it and will come up for a treasurer's deed in 2021. I can't wait that long and need to move on this now! Even Zoning/Planning has said this parcel would be PERFECT for the project.

@Ivy Flowers Social media is the FIRST place I checked! She's in her mid 60's, and it appears there's a facebook account with her name on it, but no post, pictures, or reply to messages. So, I'd guess it isn't her thing. In my digging, there is a son, but I've not been able to find anything definitive on him either. He'd be about my age even.

Hey all! There's an amazing vacant and off-market parcel I'm vying for currently for a project I've been working on and in spite of best efforts (letters, door knocking, phone calls, etc) myself and my agent have been unsuccessful at reaching the current owner. I did some digging on her and apparently when her husband passed, she inherited several commercial lots, a couple condos and houses, plus several parcels in Iowa.

Any thoughts on how to make positive contact with this lady, without being a stalker?
