@Adam L. if this was purely an investment ROI decision to be made, by all means sell as it would come off as a thin deal in terms of cashflow, but I hear you place another type of ROI, the emotional type....to you this is much more than just a financial ROI decision. Sit down with yourself, ask: whats the best thing which can happen if I sell and whats the best thing which can happen if I don't sell, whats the worst thing which can happen if I sell and whats the worst thing which can happen if I don't sell.....decide from there

@April Dagonese I am so, sorry for what you are going through.I dont have colorado experience but regardless, I would heed the advice of the others..take a strong stance, don't *****foot around this one. 30 days is too long a wait for an excessive alcoholic. Seek an immediate solution.

@Nate Hayes, there is hope for us all, starting local really helps, the possibility that a top dog will sniff out a  deal 1 mile from you faster than you is really down to your network in the area, and part of your network should be lenders too...you'd be shocked at the 'power' you can command if you put a juicy deal under contract. Money wont be the problem.

@Account Closed, I wouldnt recommend a virtual wholesale mainly because it is very difficult to tell the true condition of a property if its all virtual, there needs to be some sort of boots on the ground, whether yours or someone on your team. The whole premise of a wholesale is that you got to be good at doing your due diligence, that way, you will be selling to someone a deal that is so good that even you yourself wished you could have invested in it. Also make sure you get the property under contract, otherwise you would be doing what is called bird dogging. Wholsesaling done right can be a good start, but done flippantly would cause others to take it flippantly too. Build your skills in Due Diligence, make sure you have a solid investment package for a potential investor - give them numbers: repair estimates, After Repair Value, Comparables sale prices, Potential ROI etc

Hi Everyone, I am on the verge of venturing into the world of specialist rehabbing- where I wont just be rehabbing for the sake of a rehab but with special goals like Environmentally friendly rehabs or ADA friendly rehabs and such like. Does anyone have any experience with this world of specialist rehabbing or could you point me in the right direction/resources?

@Matt Carozza this is a rehabbers dream...however an experienced one. For you and me who are still newbies, it sounds like a heck of a project. i'm guessing its a full gut project. Maybe partner with someone experienced? I'm happy to share some templates that can help you rough estimate repairs if you choose to go that route.

Education, first, then when I had got a good idea of who, what, why, that's when I ventured in to apply the theories I had learned.

Wow, did you say you are 16!..when I grow up I'd like to be like you :-) I'd recommend the E-myth, its not necessarily real estate but its business foundations.
