@Devan Mcclish, REALTRACS has alot of competitive eyes focused on it. That's not to say that you can't find a deal on there, but it's definitely not something you want to invest a huge amount of your time into. I assuming that because you are a real estate professional, you have access to REALTRACS. Set up an auto email based on your criteria and then just look at the listings when they come in or meet with a realtor that will look for you. I'm not saying you won't find a deal there, but Zig Ziglar always said, "You can find a good biscuit in the garbage, but that's not the best place to go looking for one."

Here is the email I received from my buddy:

Sorry for the late response, I would think the lease could be similar to a standard lease agreement, though keep in mind the primary home is 'supposed to be' owner occupied. To get an address you can call Bonnie Crumby at Metro Public Works - 862.8781 and she'll assign the address that you can establish with the post office and so forth...

@JT Spangler , that's a great question. I'm going to ask my developer friend that I will try to give you answer ASAP. He worked in the planning department for Metro for 2 years before becoming a developer so he will probably know.

I always conservatively estimate 2% of the sales price for closing cost. It could be less than that but she'll never go wrong with saying 2% barring some extenuating circumstances.

Thanks to BP, I will be doing my first rehab/flip!

I will be buying a duplex in Nashville for $160,000 with some investors. I could wholesale the deal for $180,000 now but that's irrelevant. I will stand to make close to $17,000 once the deal is done and my investors are paid.

I met with a wholesaler about 4 months ago and he said that he had an overabundance of leads. I asked him during the meeting if I could follow up on leads that he could not get to. This deal was one of those leads!

The wholesaler, who is also on BiggerPockets, has been an amazing mentor to me and a great friend. He continues to send me leads and he's been my motivation to start my own postcard campaign.
