List of their services, list of their fees, list of what they can get removed? If you are talking about a list of clients, @Richard C. is correct. It's illegal for someone to have access to our client's contact information that does not need it to carry out the service they have requested.

@Steve Chaisson on another thread, @Jerry K. posted a link to an attorney's explanation of the TN tax deed statutes (BP thread on TN tax sales). The attorney said that the redemption period is 1 year (which you stated), but the former owner realistically has 3 years total (2 years to take the owner to court after the redemption period) to redeem the property. This means that you won't be able to do quiet title for at least 3 years. That was my interpretation of the lawyer's interpretation. I could be wrong, so read what he wrote to get it straight from the horse's mouth.

As @Bryan L. mentioned, DO NOT get discouraged. Ask 100 questions like the one you just asked. These questions are the ones that will prevent you from wasting your time and money on wasted efforts and will get you closer to finding your Real Estate niche. Welcome @Amanda Johnson!

All of the foreclosures in my area are required to be sold through a Realtor on the MLS and by that point, there's no meat on the bone to wholesale. Let's not even address the fact that with the advent of auto-emails via the MLS, your buyers may already have Realtors beating you to the punch. Some foreclosures (i.e. HUD) actually prevent you from assigning contracts those contracts. HUD and some banks will actually require you to show proof of funds before they will consider your offer valid. Also, HUD homes are not allowed to be sold within a certain time frame (I think a 90 days, but double check) and allow you to make greater than a certain % profit (I think 10%-15%) without showing rehab receipts to justify the increase in sales price.

Regardless, cash buyers and flippers have the same access to REO's in my area as the wholesalers (sometimes better), therefore, in my area, it's not a profitable strategy for my business. You will need to do the research for your area to see if it will work for you.

I have a co-worker that has a rental property in Chattanooga, TN and he wants to get rid of it. He owes approx. $130,000 and a 2010 appraisal pegged it at $140,000. Brand new roof after a storm knocked a tree down in 2010 (insurance paid for the repairs). It might need some minor repairs, but I'm not sure. I'm doing this for free, I want nothing from the deal. If you're interested, he's going down there to take pictures and see what repairs need to be done. He wants out of the property and doesn't care about getting any money from the deal. He currently has a family friend staying in the property until he can unload it. If you're interested, post or message me and I can get you in contact with him.

I use Spokeo.com for most of my minor skip tracing, if you sign up for the 6 month membership it's $3.95 per month. On a previous podcast, one wholesaler mentioned Accurint by LexisNexis. Accurint is what PI's, Bounty Hunters, Insurance Companies, Collection Agencies, etc., use, but it also has a price tag to match (here's a link to the pricing structure for Collection Agencies). Spokeo, like I mentioned, is great for a preliminary search, to see who called you, find their email address, what other sites they're registered with and to find their physical address. For instance, I had someone leave me a voicemail with vulgar language. Turns out it was a local real estate agent. I forwarded the voicemail from my Google Voice account to his Managing Broker and received an apologetic phone call in turn.
