BS in Building Science (construction management with a fancy name) from Auburn University.

MS in Management and MBA from CU Denver. (wouldn't have gotten these if I had it to do all over again)

Currently using my undergrad degree as a General Contractor in the Denver area. Contemplating my first investment purchase for probably far to long while I build other people's investments for them and learn as much as I can.  Most interested in Buy and Hold these days, both residential and commercial.

What was your agreement with him about payments? 50% down 50% upon completion? Sometimes helps to say that you want to walk the job with them to make sure everything is completed so that you're both on the same page. 

Was the thing in the floor in an area that was part of their scope of work? Sounds strange that something would pierce through the hardwoods. Could it have been there already and just not noticed it. If you're confident that it was caused by his crews then have him fix it before paying, if not then you don't have a lot of ground to keep his payment.

Do you have access to buy parking spaces? I live in Cap Hill and they're definitely hard to come by. I've seen large spaces that can fit 2 cars go for 150 a month and single car spaces go for 75-100 a month.

Also check out closer to Cheeseman park and Governor's Park for some Big Mansions. 

Architecturally/ Real Estate wise I've always found the building at 1999 Broadway interesting because of the apparent land dispute around a church. What I have been told and could be totally wrong is that the church wouldn't sell its property so the developer literally built around the church. Wound up with a pretty cool area. 

Lots of neat older houses in the areas that Anson mentioned as well as a ton of infill. The Park Hill neighborhood has been fairly well insultated from more Modern new build but there are a few scrapes in there. The houses along 6th Ave, 17th ave, and 23rd ave between Colorado BLVD and Monaco are noteworthy for sure. The houses on Monaco from 23rd down to 6th are pretty cool too, some old money houses in there.

You would need to consult the Denver zoning guidelines (can be found online) which is a 1000 page plus document to see if an Additional Dwelling Unit (ADU) is allowed on that property based on it's current zoning. If it is not allowed then you would need to file for a zoning variance which from my understanding and experience can take up to 6 months.

It doesn't appear that duplexes are allowed for that zoning though it does allow for an ADU.
