The city of Denver is fairly liberal but the rest of the state I belive leans a little more republican. I think we are poised to be a bit of a battle ground state.

Well if the Republicans move to Canada if Hillary wins they are going to be disappointed with what they find since they are more socialist than we are.

As far as Denver goes I am curious to see what happens here over the next few months, I think we have such a shortage of homes it's hard to think it will slow too much but maybe some slow down a bit and have some price corrections, hopefully materials and labor will correct a little bit too.

If you are updating your panel at the same time oftentimes it works well to do that first and drop an outlet off the new box with just one breaker. That way you can gut all of the old wires and old panel box and still have power.

From the eyes of a GC 2 weeks isn't long enough unless you guys specifically had an agreement to pay faster than that. Typical bank draw cycles are at least 30 days plus a few days for the bank to process.

If your contract stated payment immediately upon completion then you have a solid argument. And in your defense the GC should have at the very least acknowledged receipt of the invoice and given a timetable for payment.

Hey Ryan, welcome! I've been bouncing around here for a few months trying to soak up info and am looking to do the same type of buy and hold investments.  Are you looking in state or out of state mostly?

Welcome! BP is a pretty great spot for learning and networking.

Are you planning to wholesale up there in the mountains or are you going to spread out a little bit.

What kind of project is it? I have my Denver B license (up to 4 story commercial buildings) but I work mostly in residential currently with a few commercial jobs in planning.
