Update on 2016: 14 flips sold, 15 bought, 4 under contract

2016 has shaped up to be a great year for flips. I have not bought any rentals because of our crazy market in Colorado, but I have channeled that money into more flips. I have sold 14 flips so far, bought 15, have 4 under contract to buy, and 2 under contract to sell. This blows 2015 out of the water thanks to a couple of changes I made this year:

  • I have Nikki who has worked with me for years doing the project management and it has saved me a ton of time. 
  • I have found more private money and more banks to finance me.
  • I have greatly sped up the time it takes to repair my houses. 
  • I have met more wholesalers and found a few more ways to get deals. 
  • I am spending much more of my time on the flipping business. I barely sell anything as an agent anymore. Thankfully I have a team who is doing awesome on the agent side. 

Another huge shift I made last month was hiring a full time handyman. He only works on my properties and I can tell him exactly what to do. I plan to hire more and build up my own crew, which will speed up things even more and might even save some money. 

My goal for next year is to flip 30 houses. 

On the rental side I want to buy sfr's in another market or buy commercial in my market.
