@Jason Kudo thank you so much. So let me see if i understand, if i have 2+ acres I can 2 short-term rental permits on the property but I am not as limited on the amount of Tiny Homes i actually put on there?

Hey Team,

Investment tactic I would like feedback on, I have a plot of land in Joshua Tree and I was thinking of adding some Tiny Homes to the land and making it a fun Short-Term rental. What are somethings I should be thinking about besides the expected Rent to Investment?

Ok, looking for some thoughts here, I am planning to target SFR by the UCR and Cal State San Bernardino schools and then rent by the room. I want to use marketing in the area to try and get the best details and then maximize the ROI by rent to college kids by the room. I will upgrade the homes with college kids in mind by adding fun stuff like games in the garage, gym equipment, coffee stations, etc. all to try and bring in tenants. What are your thoughts? I feel like i can get some decent returns with the rents going by the room and cheaper prices in those areas.

what about buy and hold with MHs in OC? I was thinking Yorba Linda because of the schools could be a good option?

What does 'owner user' mean when looking at commercial properties? I am looking at some...new to it obviously...and noticed in the SALES TYPE section some say 'owner user'. Does that mean you have to be the user of it if you buy it?
