I'm in the same boat as you @Matt Inouye I am looking for buy and holds. Actually I just got my license, that is why I haven't been on the site lately. 

@Sanjeev Advani thanks for the input. I'll start looking into Bakersfield to see if I can find something. Actually, I am late to responding because I JUST GOT MY LICENSE! Now that's step one! Just need a deal now...then another one...then... haha 

I have just recently moved to Bakersfield and would love to purchase some buy and hold properties as well. @Allison Escovedo What was the outcome of your research? Does anyone else have any advice on where to invest in Bakersfield. Does anyone want to get a local meet up started? Would love to connect with some local investors. 

I have just recently moved to Bakersfield for work. I initially was planning on purchasing property for a long-term rental via straight purchase or house hacking. Unfortunately, I have notice a very large inventory of rentals which seem to be killing the rental market. Has anyone else seen this? Am I just looking at the wrong area (Oaks, Haggin Oaks, Seven Oaks...)? Now I have started looking at Valencia since it seems to have higher rents and greater appreciate potential. I would love to get the opinions of some savy investors.

I saw your post on this home and first of all congrats. I live/invest in the OC as well and have a TON of trouble finding any good rental deals. I currently have one property in Fullerton but I purchased it during the dip so it actually cashflows. I want to purchase more long term rentals in the area; however, I can't find any good deals. My biggest issue is I dont find high enough rents. I am curious, what area of Santa Ana/Tustin did you find $3000/mo rents. What system did you use to find comps? Zillow? Craigslist? I tend to find rents in Anaheim and Fullerton more in the low $2000s. 

Again congrats and would love to stay connected to a fellow SoCal investor.

Hey James, thanks for reaching out and providing feedback. I really appreciate that you are willing to take time out of your day to help me out. With regard to your comment, yes it is a home, and yes they will work with me to be the property manager. The home will roughly break even with the mortgage if I put a long term rental. So I do have two exit strategies to keep me somewhat safe.

Hello BiggerPockets family, my name is Jorge and I am new to biggerpockets. I am looking at a vacation rental investment; however, I am new to real estate investing (only one rental) and definitely new to vacation rentals. Currently it is listed on VRBO, AirBnB and other such sites. Seller "says" they will work with me to carry on the business. Anyone has some tips on researching rental potential? The home is around the $500k price so a mistake here will hurt a bit. All feedback and comments welcomed.
