wow! What a great Thread! @Jay Redding what a great description. But am I missing something? After reading you post I LOVE THIS STRATEGY! I never thought about it before. Basically, you need to do you homework on the offerings, establish you highest bid based on your strategy (mine would be for buy and hold), and then just bid as long as it is under your number. You will either earn interest or get home. both work for me! My goal is to build wealth. The only bad sides are you could potentially analyze the property wrong and not have the returns if you get it, get the property and not account for some unknown liens (how would you check for these by the way? they all need to be filed right? County office?), or you money is tied for a while and have some opportunity cost. 

Am I missing something?

WOW! What a good thread! I am in California and have just started to look out of state. I have hear of Indy, Columbus, Reno, and the upcoming Detroit. I would love to connect with any investors. I am open to funding deals, partnering, or plan out doing them myself. I am also willing to try some turnkey to see if that is something I like. Basically my strategy is to try a few different things over the next 1-2 years and then settle in on a specialty. 

@Mike D'Arrigo I would love to connect to hear more about your experiences and if there is anything i can partner with you on.

@Dylan Vargas do you invest in buy & hold in Chico or just Flip? From what I hear Chico is one of the few areas you can invest in California (for buy & hold)

Wow! I love all the information shared on this tread! I was in Orange County (now still close...Valenica) and want to invest in the area but don't see any deals. I am now considering some fix & flips but still not sure. I was actually going to look in Dana Point. Any suggestions on starting to go down the fix & flip path? I have some technical knowledge so I am not terribly worried about understanding the work. I am more worried about understanding the ARV.

My goal is to gather as much capital (cash or experience) so that when it turns again in Orange County I will be ready.

I am a new real estate agent and have some capital so if you all have any time I would love to see if there is something we could do to help each other.

I agree; however, i would pay them out of your business rather than your personal account. Also, this builds a great trust for your current investors and others. For me that is huge. Please let me know if you are looking for similar partnerships in the future.
