Renting by the room close to UCR, and Cal State San Bernardino

Ok, looking for some thoughts here, I am planning to target SFR by the UCR and Cal State San Bernardino schools and then rent by the room. I want to use marketing in the area to try and get the best details and then maximize the ROI by rent to college kids by the room. I will upgrade the homes with college kids in mind by adding fun stuff like games in the garage, gym equipment, coffee stations, etc. all to try and bring in tenants. What are your thoughts? I feel like i can get some decent returns with the rents going by the room and cheaper prices in those areas.

    Hi Jorge! I'm not familiar with the particular area, but I love this idea. My husband always shared a house with like 6 of his guy friends in college and if he didn't have a group of friends to live with I'm sure he would have looked into renting by the room.

    We use roomies.com when we looking for roommates in our house hack, there tends to be a younger generation on there. You can actually go on there right now and look at the "roommates" looking for places to rent in your city. You'll be able to get a general idea of age, demographic, and price point after a few pages of scrolling profiles.

    And Facebook marketplace is a great place to post!
