Iv heard of home exchange, but iv also heard people that invest in a luxury airbnb with others and then get some time every year to use it for themselves or with a whole group. Makes money for everyone and get a sweet vacation and cheaper then a timeshare.

So, I have one 3 unit for the time being, however I have talked to my CPA and while i have opened an LLC. He recommends I dont invoke it until i have another property. Sometimes quick claiming a deed to the LLC can also spark a Due on Sale clause in your loan agreement. Not too likely to happen however iv heard more and more of it lately because they will get you out of your low interest rate and then refinance you under the new 8% rate. So While they wont call the due on sale, they will cause you to refinance. Honestly until your over a million in assets from investments then you'll want the LLC. Make sure you have good insurance and a umbrella policy however.

Being a landlord is a lot of work, you can use property management in the future. However id consult a lawyer. If you signed termination then there should be a day they are out by, if not then you’ll def need the help of a lawyer and you’ll begin eviction if they haven't left yet.

First off, id address the dog waste issue immediately with the tenant to the point that, the yard is free and clear of it. Any found in the yard is there responsibility and if not taken care of there’s a charge for the removal. Why does the tenant have to be happy with the gardener. It’s your place, are you happy with him? Asking questions like who cleans leaves, depends on what’s in your lease. I’d make sure you solve a lot of these issues in your lease

Are you referring to Brandon Turners company? I haven’t invested yet but I cant imagine its a bad experience. If its not his company and your referring to the real estate company down south, absolutely DONT invest with them.

I will open a bank account close to that building and have them deposit in there, I also offer my tenants to use Turbo Tenant and I choose this one because it allows them to even build credit every time they pay rent. That is usually the selling point to get them onto that app, i stopped accepting cash and money orders. You have to have 2 means of rent payment and one form of it has to be not electronic, the way around this is you allow them to deposit into the bank down the street from that building and give them no other option.

Are you using a CRM? I have seen others try Invelo, and currently im trying batch leads. There’s a website also called yellow letter hq, they offer direct mailing options as well.
