Eviction process Massachusetts

I need advice and any response is appreciated. So I have tenants that have been headaches from day one of moving in. From smoking to having people over partying to fighting and creating chaos. I tried talking with them and letting them know how their actions were affecting us since i live on the first floor. Nothing changed so I spoke to them about lease cancellation and move out which they agreed and we signed a termination and move out letter for august. Well today I reached out trying to see what their move out plan was and they never got back to me. What should I do from here. Any lawyers from Massachusetts? I’d like to work with you as I probably will not be a Landlord again after this.
