While there may be hookups, I wont provide these in my units due to adding another expense. However speaking in the terms of a Airbnb then I like the idea of the stackable ones so if something fails and can’t be repaired then the unit itself can be replaced.

I would talk to a Independent Lender that has many lending options, they should be familiar with this. Your top person id look for would be a fellow Veteran investor. A CPA may not know the details about investing using a VA loan. But its worth a ask, you never know until you ask.

Have you talked to a hard money lender, most HML guys by me would fund this deal. I would maybe stick some of your capital to offset costs depending. However network with some other investors in your area, there has to be someone that can fund it. Join your local REI group or facebook group.
Other option is you write this up to advertise to private investors or ask everyone you know if they would lend money with a percentage interest back to them.

I would write a letter stating your findings and citing the lease. I would then make sure to give some possible solutions and that this type of behavior has to stop with some time for the tenant to find a solution or rehoming. It shouldn't be a surprise to them other then they broke a rule and got caught. Continue that letter to state if its not removed by a certain date there will be fees associated with it. I would also have them sign they understand and that they will be responsible for all damages including cleaning fees if anything occurs from this animal.

Its hard to say......for face value most are screaming to RUN! However I'm a person that does a job that runs in when everyone else is running out. Those are where the deals can come. Maybe get sellers credits or a discount on price. If you can line up the right people you can get this going. If the windows work and are just rotted, you can possible get a tenant in the space while your working on fixing them. Here in CT if you have a place that has more than 50% people that are lower income living there, it opens your place up for a lot of repairs covered by state programs. Its a energy audit program the state has here, it may also serve parts of MA too. Look at all options for that and maybe have it be contingent on bids for the work being done.

If this was made to the property manager, then they should be talking to the law enforcement for a verbal threat. If there's a dispute the police should be made aware even if there's just a report to have a paper trail for these things before they get out of hand.

I have used stessa, tried avail and also used tenant cloud for lease signing and rent collection. My experience is that Stessa keeps getting better and now offers rent collection. Now i just need something simple for lease signing. I had one tenant only using tenant cloud so ill be moving them over to Stessa.
