With so many hard money companies out there, how do you pick one? I've talked with several over the last few days but just don't know how to make that decision. What are some of the pitfalls that I could run into? I've asked about prepayment penalties, interest rates, interest only payments, closing costs, points, qualifications, etc but am unsure how to pull the trigger on one now. Thanks!

I am often interested in things like DOM, sell price vs asking price and condition of a sold property. Anyone know of any search tools that would allow me to find these stats in a neighborhood or town? I've tried Zillow, Realtor.com, etc and checked with several of my RE agents but no luck there. Ideas anyone?

I am looking for a good educational/networking conference to attend in 2019. Can anyone recommend one, even if it has some sales pitches involved? I went to one many years ago in NYC that had a variety of programs (ie sales pitches) but I learned a lot about many different investment options, enough to go home with some ideas and learn more on my own. Any ideas out there?

I am looking for a fantastic realtor to work with me in the Farmington, Harwinton, Torrington, Waterbury area in CT. Looking for both a flip property AND a rental property with a studio, could be small or could be larger. I have rentals already and have 20 flips under my belt so not a newbie. Somewhat familiar with the area but am looking for some help finding the right properties in the next couple of months. Any ideas? Also looking for recommendations for good reliable GCs. Thanks
