Hi all, I've read at length many of the postings on Memphis Invest but most are a bit dated. Just wondered if anyone has any really recent experience with them, especially in the newer markets of OKC and Little Rock? Also love to hear from folks who have multiple investments with them over the longer term? Looking to get into turnkeys after several years of flipping in the NE. Thanks,

Ditto what Chris was asking on the rehab. What class of neighborhoods are these in? Why are so many vacant - need rehab, neighborhood, poor management? Thanks

We're just starting to look at out-of-state investment options, turnkey providers being one choice, and I am wondering if anyone has had any recent experience they'd like to share about Zach Lemaster and his company, RentToRetirement, specifically in Birmingham and Memphis. We are in Vermont and would love to hear from anyone who has purchased from afar and if you had a good or bad experience with Zach. Thanks!

What percentages are you using for management, vacancy and repairs? No cap ex? Also wondering what insurance costs would be? Is management already in place so that's a real figure? Might be interested. How do you logistically do flips and turnkeys in AL from WY? We're in VT and would like to acquire some turnkeys that have good numbers. Thanks, Jill

Our guest speaker on December 19 at 6:15 pm will be Thomas Lauzon, mayor of Barre, VT, an avid commercial and rental investor, and a long time CPA. He'll be talking about tax implications of investment in real estate and how to best protect what you earn.
