I am located in the Upper Valley near Lebanon/Hanover NH. I am an active house flipper for the past 5 years of single family homes and multi family buildings that I rehab and hold. If you've got anything within 20 miles of Lebanon, let me know and I can take it off your hands.

Post: Buying a warehouse used for storage - questions to ask

I have an opportunity to purchase a warehouse that looks pretty strong based on the numbers and rent roll I've been given by the current owner. I have a list of the improvements and conditions of the property as well.  I also have a list of questions I've generated which include:

1.Why are you selling?

2.Do you have a pro forma available?

3.Schedule E Income and expenses for the last 3 years?

4.What is the zoning?

5.Any major issues with the building?

6.What can you tell me about the mechanicals?

7.Do you have lease info?

8.Who are the tenants and how long are the leases? Rent roll available?

9.What do the leases include?

10.Does it have a clear title?

11.Are there any environmental concerns? Phase II environmental assessment available?

12.Are there any liens, expired permits, back taxes, etc?

I am going for a site visit this week and am wondering what other questions or info would be important to have or find out. Any help would be great. Thanks!

We meet at Salt Hill Pub on the 3rd Tuesday of the month. That will be June 19th at 6 pm at Salt Hill in Lebanon on the green. You can sign up on our Google Group site and also on Meetup.com and Facebook. Nothing scheduled yet for this month but we usually have a guest speaker and then networking and questions. APRIL meeting will be April 17th, 6 pm at Salt Hill Pub in Lebanon, NH. The GUEST speaker will be Kim Matson, a realtor from RH Thackston & Co., who will be speaking about communication styles and how important excellent communication skills are in buying and selling real estate, negotiating deals, working with contractors, etc. Kim is a lively speaker and a go-getter in the real estate world, excelling at auction and foreclosure sales with HUD, BLB and all the auction sites. Join us for a great evening!

Our February meeting on the 13th at Salt Hill Pub in Lebanon will feature appraiser Jim Pyer, president of Model Appraisal Services with offices throughout NH. Jim is also an active real estate investor in both flips and rentals. We're also going to enjoy an evening of just meeting each other and finding out what people are looking for and what people are offering in terms of properties, knowledge, investment funding, etc. http://modelappraisals.com/default.html On an side note, I did hear from a couple of people that they thought they actually needed to invest money in this group. That is NOT the case at all. This is an educational and networking forum, and a place for people to get to know others who have the same interest in furthering their real estate investment portfolios. Hi Shaun,

We have over 60 members on the MeetUp site and usually have about 15-20 who come to the meetings. It's bee a great group so far with speakers each month. This month, I'm not sure if we'll have a speaker or just a meeting where we can actually spend the whole time chatting with other members. Sometimes we don't have enough time for that so we might skip the speaker this time. Check us out on Facebook and MeetUp for the best updates. I actually have a different take on this. I too went the the free workshop and signed up for the 3 day classes. We, my husband, son and I, signed up for more classes either online, on demand or in person, and a 3 day private in person, on site mentorship. Just finished the third class, which was great for us and gave us a lot of new tools, and just finished the 3 day mentorship with a guy who was fantastic named Rick Sigler. Can't say enough good about him and the amount of guidance and info he gave us over 3 days. That's too bad you had a bad experience. We didn't and just wanted to say not everyone associated with Elite and Rich Dad Poor Dad is bad. Happy to answer any questions.
