Have you done anything with the land you were talking about?

RV, Semi rig, boat storage is easily doable and doesn't really muck up the land, unless you were thinking of turning agri-land in the future. Some fencing, good security system with cameras and link to local law enforcement, and gravel to mark your spaces. Maybe some covered parking structures.

Also, rent out to farmers, depending on the size.

If in weed friendly state, maybe pot growers?

Have you 3 discussed who is going to have the last word on company decisions?

What about your market, goals, and your finances? Will your partners have skin in the game or just provide services?

You need an operating agreement, too. This should display profit splits.

Then there is the deals and your buyers. Who will be doing what when it comes to finding these 2 major things in any project?

Looking in Jacksonville, FL to partner with a reliable general contractor that can give us estimates on rehabs that we are flipping to investors and doing our own flip. Also, looking for tear-down/rebuild estimates on some properties.

Must be timely, on-budget and be quick turn-around for estimates. Waiting for estimates or for a GC to show up to view a property longer than a week or two is not going to work. 

Looking to submit YOUR estimate with the assignable offer for the buyer to give you first dibs. Or use you for any flips that we do ourselves.

@John Arendsen I want to thank you for passing on these tips. I live in NE Florida and starting to deal with MH's through my marketing campaigns. Although I didn't intend to deal in MHs, it's hard to turn down anything coming my way without realizing I may be passing on a good deal.

Most are on land, and some are in MH parks. I understand that most parks come with space rent. Land comes with utilities, like septic, well and electric.
