Off-Market Commercial Retail Buyers. Where are they?

Hello All,

I do a lot of cold calling and come across a lot of commercial retail property owners that are willing to take offer on their property. The problem is, where do I find my buyers. I call investment companies and REITs but they do not seem to be interested. So my question is, where do I find my buyers when I come across these situations? They say the hardest part is find the owners that are willing to sell or take offers, but my problem is finding the buyers willing to make an offer. Any help is greatly appreciated!

Brandon it depends on the QUALITY of the properties.

I have a very deep network of buyers I work with one on one nationally. Typically in that case I would get the buyer broker side fee and you would get the seller side fee. Both fees paid by the seller.

You would have to be direct to the owners with no other brokers involved as a seller wouldn't want to pay 3 fees.

REIT's are very astute buyers and only want certain types of properties. The smaller stuff is not something they usually want.

I call a lot of owners directly also. Some do want to sell but at prices that are not realistic. So you have to have to quality of the tenants and location and a price that works that buyers want in the marketplace. If you do not have all of those things the magic doesn't happen.
