@Ricardo R Barrera pick a lane and go for it. Take an amount of money you can afford to lose and take action. There are multiple ways to make money in real estate, from passive investments to flipping to syndications to Airbnb to commercial properties and beyond. Rather than getting caught up in analysis paralysis, just take the leap of faith for a specific niche you want to focus on. The forums are a great resource to learn and you can find mentors here for whatever niche you choose. Take that first step and don't look back!

@Sophie Steilen cross-reference Airdna data with Rabbu for a more accurate picture. Rabbu provides you free links to other properties near the address you input, which is a great way to dive deeper and learn exactly why certain Airbnbs perform better. @Peter Amendola excel/google sheets is your best bet. I know that Privy is planning on adding an analytics tool for STR based on Airdna data, but we'll see how robust that is.

@Kyle L. cross-reference Rabbu to get a more accurate picture.

@Peter Amendola I would recommend cross-referencing Airdna data with Rabbu to get a more accurate estimate for revenue numbers. Then go research Airbnb (you can do this for free on Rabbu) to see what amenities that comps in your area offers. Your goal should be 20% cash on cash return, and you don't have to limit yourself to local properties. If you ever have questions on managing remotely, feel free to DM me!

@Ryan McDonald simple is always better. Split equity ownership in an LLC according to what everyone brings to the table and distribute profits accordingly. That way everyone is aligned and incentivized properly.
