Hello, Does anyone have any guidance on how I calculate expected local township taxes? I am out of the Harrisburg area and the townships around here collect taxes sperate from the counties. I want this info so that I can factor the numbers in when I analyze properties. The places I have come across are the following. The second link i suspect is the correct one, but I am having trouble interpreting it. If that is the correct source, can someone elaborate on the numbers more for me? Hello, My name is Jimmy. I am seeking to find out if anyone from the Central PA area would be interested in any form of mentorship for buy and hold investing? A little about me, I am out of the Harrisburg area, have a strong background in IT, and have some experience with tenants as my family has owned 4 rental properties in Philadelphia for a number of years. Moreover, I also perform IT consulting on the side and would be willing to barter with someone for some mentorship. I am also lined up financially to purchase first investment property and have already established an LLC for which the property will be under. The core items I am interested in is how do you personally search and analyze deals, strategies for obtaining funds to purchase multi family properties (5+), and just your general procedures for managing your properties.

@Sara Abernethy Good information to know. Thanks for sharing. I was considering going down the road of purchasing a property in Hershey to serve as an AirBnB....from what I have been told, the township has always been rather strict from a zoning perceptive for many years.

@Quincy Adams I strongly agree with the perspective of @Jason Stutenroth. You do options for opportunities such as section 8 or just renting directly to tenants. Of course, I would imagine class D neighborhoods have a higher risk for vacancy (however you have options to drop such a risk). If I had to predict areas that will grow in appreciation in Harrisburg...They would include midtown, areas along the Susquehanna river(scenic area with running paths), Harrisburg train station area (central hub for transportation with plans to grow), and Cameron street (industrial area seeing a slow revamp). Moreover, other areas around Harrisburg that I would say are desirable are Mechanicburg, Camp Hill, Linglestown, Rutherford, Hummelstown, and Hershey. 

Jason, if you ever have a free chance to speak I would GREATLY appreciate a discussion about your investment experiences in Harrisburg. I am local to the area, and also seeking to establish a rental portfolio.

I'm also interested in the same questions that you have. Steelton is an interesting area, they currently have some tax incentives going on and plans for development on the main strip. Although, I have yet to see any actual development occur just yet. With this development in mind,  I am curious if this steel town has the ability to drive people in. Based on earlier research I did the discovered the steel mill recently replaced its steel furnace (cost: $68 million), which leads me to believe the steel mill is not going anywhere soon and it may be difficult to drive in certain tenants and grow equity. At the same time, its depends what tenant income range your targeting.
