@Scott Mac, thanks for the suggestion that was a wise idea. I took another look at the water bill history and didn't notice a different billing address. However, I do see an account holder name so that's positive. I know Philadelphia has a paid online deed search website that I may need to leverage.

Hello,

I have a  row home property in Philly and there is a vacant one next to mine that I'm trying to find the owner of. Typically you can see an easy to understand name or company but I'm at a lost as everything from the L&I, water department, and property taxes show "General State Auth" as the owner...does this mean it's owned by the state of Pennsylvania????

The bigger reason I need this info is due to moisture coming over into my house via the party wall. It's not a water leak as I can see that the water bill is 15 dollars. I'm pretty sure it's the roof on the property deflecting water towards my house.

@John Mocker Excellent. Thanks for backing his response. I will reach out to the two vendors to see if we can make things work. If all fails I will surely reach out to you. Thanks for extending the offer.

Hello,

I'm in the process of getting an equity loan on my house that is in need of some repairs (eg. flooring, drywall, plumping, electrical). To qualify for this loan I need home owners insurance but when speaking with a vendor they stated if the home is in rough shape (which it is) they will not even consider covering it. That said does anyone have a recommended home owners insurance companies that will work with you while a house is being worked on?

Hello,

Could anyone please provide a recommended contractor to rehab a two story row home property near the northern liberties section of Philly? The property is just under 1000sq ft and requires a mixed basket of work such as roofing, sub flooring, kitchen remodel, possible floor joist sistering, plumbing, electrical, and drywall.

@Trevor Ewen I agree. I have used my IT skills to generate side income that I'm using to purchase my first investment property.

Would anyone be interested in a mentorship in exchange for IT Support? I currently work in the IT field full time and support a Gsuite and Amazon AWS environment on the side for a client of mine.
