Here is one for you. Tenants have one closet. Cloths seem to be really heavy as the weight bent the brackets. Outside of fixing this... again. Should I tell them to buy a closet for their clothing so that they can spread the weight? Or should I buy it for them and keep it there in the rental for future tenants?

Well the reference room in Philadelphia never picks up the phone or responds to voicemail but via leveraging the tip of a record existing in 1969 was indeed helpful. I went to propertyshark.com got a free report and it cofirmed the tip and that its owned by th state. Now I will be reaching back to the state with a pile of evidence.

The state owns this; we discussed that in another thread previously.

Because the state owns it, there’s no property tax bill, and thus it won’t find its way into the sheriff sale for unpaid taxes. That’s how lots of similar abandoned properties get put into the hands of new owners.

It doesn’t matter who owned it before the state got it IMO; that previous owner has nothing to do with it now.

Some of the links you showed even had the mailing address as the property itself; nobody home there ...


Maybe send the state some of the links you have here to show them they own it? And make an offer to buy? Or advise them they could put it up for auction (they do that with unwanted real estate) and get some revenue into the government’s coffers.

Yes, indeed we did discuss this before. However, I followed through with the the General State Authority state department and had a phone call with them. They essentially said, they didn't have this house within their inventory of properties and that they typically dabble on the commercial side vs residential. At most what they said is 'hey if you can show our name tied to a deed' let us know and we can figure something out (meaning it would most likely go to auction at some point).

As an additional item of progress for today, I contacted the Philadelphia's Department of Records and informed that what I was unable to find any deed information tied to the house via their paid search service. They replied back and said that their records only go back to Jan 1, 1974 and that I should contact the Lands Records Reference Room but they did say the last deed of record was from 1969, so there is definitely something out there. I just hope its not like a previous owner who is likely long gone by now.

@James Luciano Seems like the next best bet is to use the Philadelphia vital records department site. If anyone has access already would you be nice enough to search for the house for me?

I'm in a need of some help in identifying the owner of a property in Philadelphia, PA. In short, I have tried all of the following but all info points to "General State Auth" a Pennsylvania State Department. However, I have spoken with this State Department and they said they don't have this property in their inventory? Considering that I have also tried the below items, should I try to get a title search? This house has been vacant for as far I can remember when I was kid living on the street. I personally don't have any interest in investing in the house. I just want to know who to complain to about the state of the house.


Property: 1842 N Marshall St Philadelphia PA 19122

Philadelphia Dept of Records: I paid and searched for any old deed records and couldn't find any. It only goes back to 1974 but the house was built in 1900.

        @Steve Babiak :) that's the one I have I been looking at prior to my post but...of course I need a right side drain. Thats the frustrating part. The lack of availability, make me just want to put a shower kit in . Thanks for the tip about Aquaglass.

        @Terry Mayes Thanks for the reply. All good points. Could you point me to an example fake granite slab that can be used in the shower, maybe from one of the big box stores? I just want to make sure I'm on the same page as you.

        @Steve Babiak Thanks for the reply. You bring up a good point. The median age appears to be 22 and based on being in the area at times I also see that with my own eyes. Do you know of any places in the philly area (including around your way), where I can find a tub of that length? I have been trying to look around but they all seem to be on back order at Home Depot, Lowes, Tommy Ds, and others.
