Hello, my BP family. I'm having trouble with deciding if I should install a tub w tiles or simply a shower kit. The space for the tub or Shower is 52 inches so a standard 60 inch tub won't fit. I was wondering what others were doing for their rentals in Philadelphia? The one I'm working on is a 2br 1ba near Temple and the lofts areas off of American St. I'm looking to ultimately receive at least 975 in rent and maybe more if I charge for a pet. Any suggestions?

Hello, can any of my fellow BPers recommend any drywall contractors in the Philadelphia area? Need to drywall an entire house about 1000 sq ft.

@Eric Greenberg thanks for advice. I will do some searching around. Per the lot, yes their is legal street parking in front of it.

I'm looking to buy a vacant lot in Philadelphia. I found the company that owns it and they have a PO box out of Philly. My question for the community is what is the best approach trying to send th owner an offer. What that just be a letter of intent to the PO Box?

I would also like to make the lot into a single vehicle parking spot. Does anyone know of any special zoning that is needed for this in Philadelphia?

@Steve babiak thanks for the insightful response. I reached out to the real estate devision at the department of general services. They seem to be working from home during this pandemic. The secretary forwarded me to someone and I left a voicemail. Hopefully I hear a response back.

@Steve babiak you sir, are awesome. I'm literally 20 mins away. I found that the agency is called the Department of General Services. However, I'm betting that my chances are going to be low/slow with getting PA to do something about the issue. If this is the case, what are your thoughts with reaching out to a roofer that may be able to deflect the water away from my property?

Thanks for the links. They were indeed helpful. I have an address now. It's definitely owned by a state or city dept.  The owner address is: 

400 Spring Garden St
Philadelphia PA 19130

As a kid, I recall this building containing offices of some sort. Now it's a market.
