@Tania Riley  with the multifamily he used 100K as down payment borrowing the rest.  that property has a 30k/year return.   A 130K house bought cash, would have netted 18K.   it's just more profitable/better use of the money in the multifamily due to the rent scaling/leverage.

check your city rules carefully. many cities specifically forbid renting ADU for profit in Single family zoned lots.

For example Austin, Denver, Colorado Springs is ADU friendly. many are NOT!

ADU = Accessory Dwelling Unit aka carriage house , in-law suite etc.

1) Raise the rent in the current condition, to market rate (for that condition) non-negotiable.   they will move. 

2) Fix the place and place on the market (Market concurrently with rehab)

3) Screen you next tenant very well, wait for the right one

4) you will have another long term tenant and much better cash flow.

I've only had one slam on me,  most of the time people are receptive but also skeptic, I leave my info if they don't answer.  it helps to go as a male-female duo,  men won't likely scream in front of the female, and females are more likely to open a door to a couple, rather than a single stranger male.

@Andy Mirza what happens to the 1st?  stays in place and new owner makes payments on it? (subject-to style?)

I used to have property managers on my long distance properties.    this I came to find out later.

1) Property manager replaced window screen.   screen is 2" narrower than window.  I got billed for that! 

2) Had a Casablanca fan (lifetime warranty) go bad in a higher end SFR. They just chucked it and put in junk.

Please share yours!

I wouldn't subject-to if it was upside down, assuming it's possible.   his only clean way out is a short sale, which ruins his credit.

They make multizone units.   an HVAC contractor bid and tried to price two single units (at twice the installation cost of one)    

The way I am going to set up mine with a single outside unit with two interior units (dual zone).  

- One interior unit will be 12,000 BTU for a large living room/kitchen space, and a smaller 9,000 BTU for the bedroom.

the total system capacity has to be able to cool both inside units at the same time so 21,000 BTU or larger for the outside unit.

The beauty of these is that they can be installed DIY (provided you get your 608 certification card), as long as the line sets don't need to be shortened or lengthened, as there is no brazing/welding involved, just connect the lines and purge air, etc.

my dual zone costs comes in at around 2.6k to 2.8k for my 800sqft structure.

@Russell Brazil what metrics help you gauge rent growth? do you look at rent averages (year over year) ? etc
