I'm thinking going tankless, in one of my properties that will have an Airbnb slant to it.  the point there is if the home is empty, not water being heated. 

I did use one years ago on a flip, for space purposes, worked great, allowed me to grow the kitchen.

Turn this problem around into a selling point.  Fix it, like others said using mesh routers, get the bandwidth that student demographic craves and sell it (at a higher slightly above market rate) on the next renters, advertise "high speed internet", challenge them to find that at other places.. 

I also liked the suggestion to run network drops, depending on the structure, maybe an easy fix as well.

This is relatively easy to fix, just not with extenders.

what did you get?  did they break down equipment costs and labor? 

for a house that size, you are looking at a 1.5 Ton unit, 2 ton max

I recently priced a 1.5 Ton A/C (Parts only) at 1,800 for the 16 SEER unit

Where in Dallas?  I'd get 2-3 more quotes.

this is a long thread, but I have to ask are they really military or did they lie in the application? how to verify? and yes proceed with the eviction.

Besides screening always do a walkthrough 1-3 months in.  A friend rented a house.  about a year or two into it she came to find out they were using the house as a pet mill warehouse.

The stench in the place, with animal droppings everywhere was BAD.  they had anything and everything growing there.  Lizards, snakes, rabbits etc..

Is there anything specific drawing you to Austin?

Taxes are high, but you factor that into your rent. SFR's won't cash flow a lot in TX.

by way of example, I bought a house.  while it was under contract I talked to the old man who lived in front of it.  He had lived there for 30+ years and gave me a 15 minute dissertation on every home on the street (two blocks), who lived there, since when etc.  hilarious! he bought his home to the tune of 400.00

it depends on your learning style.   Many have chimed in, but it's up to you.

If you prefer to be mentored then go for it.  if you are self taught and can read a book and go, then mentorship would be overspend.

I got mentored, and the people doing it offered a guarantee.  if you don't make XXX (cost of mentorship) in the first deal, we keep mentoring until you do.

I did make it and then some on the first deal and went on to make 4 deals that year.

so it's worth it, if it's backed up with a guarantee.
