interesting thread, let us know how it goes?  I get the part that debt collectors must cease collections under bankruptcy, but does that mean they reject debtor payments if they initiate?  

I'm with the continue making that payment camp.  that is the typical course of action for homeowners in bankruptcy who want to keep their homes but can't pay their other debt.    escalate at the bank till an educated person takes the payment. :)

melatonin is a natural (to your body) sleeping aide, it helps you fall asleep.

now if you have unexplained insomnia that lasts longer than a few nights, and you live in a Lyme endemic area, it may be worth looking into Lyme.  Insomnia is one of the early signs of Lyme/Co-infections.

ok, I re-read your original timeline.   they sat on this for two weeks (aware of bats in the house) and didn't notify you until after one was on the bed, and after they got the shots.

I would not reimburse based on their neglect to bring the problem up and allow you to remedy (and follow state protocols etc) it BEFORE it appeared on the bed.. (For example putting them up in a hotel for a night or two until the place was sealed)

so for example in Nebraska, a bat would be tested by the University and if it positive you would get the vaccine but if not, then it's over.

so I'd envision animal control call -> testing -> resolution would have been a path, but they shunted all that.

@DennisD38 he could be a realtor investing out of state, so he needs a local realtor there.

no replies?  ok, Dallas investors are asleep or too busy working deals :)

did they get the shots before alerting you to the problem?   was the problem neglected?  the timeline isn't clear to me, but the second they mentioned bats inside the house I would have had them out until an all-clear by the pest control people.

borrow against your 401k, HELOC's if you have equity.

Penfed does HELOCs against investment properties, I'm getting one now.  

Flip some to help buy holds :)

@Thomas S. so when evaluating cashflow you run the numbers with 100% financing?  I thought people used 20-25% down in their estimate and cashflow on top of that. ?

Good advice on cleaning the dishwasher.  I'd only add to follow that by teaching the tenant how to keep it clean going forward.  It's tenants duty to operate and maintain appliances clean.
