conventional, one was an owner occupied purchase and the second a cash out refi on an existing rental.

I'd just echo @Ho Eun Park, "6. Last but not least, put a big sign in front of your house saying "FOR RENT" - I actually did this and found people within few days. " <-- always do this :)

Hi,

Anyone know of a good distributor/wholesaler where I can source roxul/rockwool mineral wool insulation? 

homedepot isn't even giving a discount.

@Michael Lee Aaron is talking about financing his second rental, right after a recent owner occupied purchase.  it can be done the same day, the next day or whenever.  

the advantage of doing them back to back is the credit pulls for the mortgages don't ding your score as much as two separate ones say more than 30 days apart.

I financed two loans on two properties concurrently.  Both lenders need to know about the other process.  in my case, I used the same lender and only submitted docs once.

@Marcia Maynard "Do you do periodic inspections of your properties? You need to." is spot on. The fact the tenant is reluctant to let you in raises a big red flag with me (re drugs or something to hide). A friend of mine turned her SFR into a rental and never checked it. after a few years she had to go in for some repair, and they had turned the place into a pet breeding operation, as hundreds of lizards, cats, dogs you name it and caused thousands in damages.

I agree with @Linda Kidwell you need someone there.  also I wouldn't do room by room co-ed.  either all females or all males.  

Each room would have to have it's own key so guest can look their suitcases, valuables when they go to town and not have other guests steal from them.  so think safety/security for each individual guest.

UV flashlights to spot bio materials.

use enzyme based products to kill the residue.   The ozone will help mitigate the odor temporarily but I've found it comes back.  soak the subfloor in enzymes and let it do it's work, then seal. 

Look for places (closets etc) where the cat box might have been and treat floor walls around it.
