Our 51 units are comprised of 6 SFR and 4 apartment buildings. We would like to finance 6 flips a year. Borrow enough to buy, rehab in 30 days and put on the market . So if i can locate a house that after repairs is worth 65,000. Buy for 35,000, put 10,000 in it and sell for 60,000 to 65,000. I want to borrow 45,000 for say 6 months. We do our own work, and the houses are here.There are places online that do this. Has anyone worked with this type of financing ?

We have a 51 unit ,great cashflow rental business. We want to continue to grow.Where would be the best place to look for alternative financing. Low down payment.

Bill Hit the nail on the head, sorry. Use a good contractor who gives you a workmanship guarantee and you will be fine.

There is no special upkeep on metal roofs. The workmanship around roof penetrations in the initial install has to be done correctly or you will have problems. If you know a good contractor thats great. If not ,you might talk to a metal roof supplier or a metal fab shop in your home town about good roofers. If you have just one existing roof , you could go over the top which will save money.

Been in the roofing business since 1979. Metal roofs outlast shingle roofs, but they are usually a little more expensive. Its not the actual panels but the trim that is costly. You have to make sure a metal roof wont stand out in the neighorhood in case you decide to sell. Some people dont like the looks of metal in a residential setting. But a metal roof will last years after a shingle roof.
