How about west of Indy, the Terre Haute and Brazil area. I know of several turn key properties for well under 50,000 that rent for 500. In c+ neighborhoods. There are several good , well established Property Management Companies in Terre Haute as well. I was born and raised in Terre Haute, it's a great area. Thanks. Jim Holmes

David.  I do know a good realtor that has lived in the area her entire life. My wife and i have lived in terre haute our entire lifes. We know the neighbor hoods well. We have a 53 unit rental business started in 2002. We manage our own properties , and have great cash flow.we have also flipped  3 houses . We would spend a few days showing you our properties and also available properties. There are numerous sf homes in our area that with minor cleanup and some carpet and paint. They are rent ready . We shojld talk   Jim

We bought a house 2 weeks ago in a B area for 28,500 dollars. I can assure you there were no time machines involved.

Think  about Terre Haute Indiana . City of 100,000, several colleges . No really bad areas , great place to invest .

Indiana is a great place to invest , we are in Terre Haute Indiana, born and raised here. Someone earlier said having good people on the ground is key, and I agree completely. We have 53 units that we manage ourselves . Great cash flow, we started in 2002. Would be happy to help out of state investors get started in our area. Jim

I am born and raised in west central Indiana. It is a great place to invest buy and hold or whatever you prefer. The right person on the ground is key.

If you were to invest in the Midwest , you could buy to your hearts desire, buy and hold and have a property manager. You just need the right person on the ground where you are investing.  Jim Holmes

I have noticed during discussions on Bp. This is all hypothetical, someone will say they have a property for sale. Another person will reply back and ask what type of area is this property in. The seller will respond it is in an A area or a C area. I have seen A,B,C and D classifications.

Finally the question,  are these ratings just opinion or is there a place to find the data to back up these neighborhood classifications.  Thank You.  Jim Holmes

we are in the rental business in Indiana. I have never heard that.
