Valerie.      You should find someone who is experienced in flips, that you can do a joint venture with . Although I believe the 20k to 30k might be a little low.  Jim

You might try Sofi.com , they are a trustworthy on line lender. Have you talked to family members, local retirees with self directed IRA ' s that you could offer them 10% Roi . Or friends that may Be open to being a lender and getting a good return . Won't hurt to ask , good luck. Jim

As a life time resident of Indiana , we bought our first property in 1976 . I'm not sure how to take your cheap remark .

Is there anyone out there that would like to enter into a joint venture flipping houses. My wife and I have been in the real estate business since 2002 . Our business is located in Terre Haute Indiana . We have a 53 door rental business and have completed 4 flips , successfully. We hope to go from part time flipping to full time . We have lived in the area our entire lives , we have good contractors in place , we know the market and the neighborhoods .

We are looking for a long term partnership .  You as the investor provide the cash , we do everything else. The profits are split 50/50 . There would be a lot of details involved to do this right . Hey Mark,   We are from Terre Haute , have been in the business since 2002. We love the real estate business and I'm sure you will as well . Educating yourself is a great start. Also my favorite book is John Maxwell's Fail Forward is a great book. Get it , read it .

read Jscotts books a couple times . Read what than Merrill has written. Read the emyth books. Especially the  one  that is about real estate investing. Read all the books you have here at Bp. Educate yourself first
