There are definitely SFR available in the Terre haute area , I have lived here my entire life so I know where to buy and where not to buy. We have worked with several out of state investors . If you are interested , let me know. Jim

Brian.   We have a 3 bed 1 bath house in Brazil that we just put on the market for 47k. New roof, new paint in and out . New flooring , new hot water heater, furnace is 8 years old. I am in the process of putting a tenant in place with a lease at 750.00 per month , I'm showing it this morning . We will also have management in place . Here are the monthly numbers

Insurance 60.00.   Property Taxes 36.00.  Management 60.00.  Maintenance 50.00. 

Mortgage  238.00.    20%down 4.5 interest rate 20 years 

Total expenses 444.00 per month.      306.00 profit

Christopher,  I am a life long resident in Terre Haute , and a real estate investor also. Like all out of town investments , you have to have the right person on the ground to make sure you buy in the right location . It means everything so be carefull. Jim
